Hong Kong’s acclaimed street food brand Mammy Pancake will launch its first international franchise in London this May, opening on Portobello Road.
Known for its award-winning bubble waffles and six consecutive years of Michelin Street Food recognition in Hong Kong, the expansion signals a bold new chapter for the iconic brand.
The UK launch is led by franchise partners Brendan Ho and Donald Lai – long-time friends with complementary business backgrounds and a shared commitment to bringing authentic Hong Kong flavours to a broader audience. Both originally from Hong Kong and having moved to the UK at age 13, they bring with them extensive experience across consulting, investment banking, and hospitality networks.
Having grown up eating Mammy Pancake, the duo’s decision to franchise the brand is both personal and strategic. “We want to give Londoners and the wider UK market access to genuine Hong Kong street food, executed with the same quality and heart that made it a staple of our childhood,” says Brendan.
Their mission is twofold: to introduce bubble waffles and Mammy Pancake’s extensive flavour profiles to a UK audience, and to offer a nostalgic taste of home to the local Hong Kong diaspora. The brand has long served as a culinary ambassador for Hong Kong – appearing at events like the Cannes Film Festival and representing the region at numerous global trade shows through the Hong Kong Tourism Board.

The UK flagship will feature signature products such as the Original, and Earl Grey bubble waffles, alongside UK exclusives including Crème Brulee, Sticky Toffee Pudding, and Pistachio. Seasonal specials and drinks like Strawberries and Cream special and Hong Kong-style milk tea will round out the offering. Where possible, core ingredients will be sourced directly from Asia to maintain authenticity, while select UK produce will be used to develop regionally exclusive flavours.
With a competitive price point, proven product-market fit, and strong brand identity, Mammy Pancake is well positioned for UK-wide growth. Brendan and Don see high potential for Hong Kong street food in the UK market, especially among younger consumers seeking unique, globally-inspired food experiences.

What is a Mammy Pancake?
According to the team, a Mammy Pancake is a crispy outer shell, combined with a soft, chewy interior. It can only be achieved through traditional methods using whole egg yolks. Every bite intends to remind consumers of how 'mom used to make it'. The Mammy Pancake resembles a bubble waffle.
